Ballsbridge will soon be home to a new major mixed-use urban centre, that along with business, leisure and residential developments will include a gourmet food hall from Avoca and a restaurant from chef and restaurateur Dylan McGrath.
Known as Number One Ballsbridge the development will sit alongside Hume House, the landmark high rise block on Pembroke Road, on a 2.02-acre site of a former Veterinary College.
While it may be March 2018 before the ground floor eateries are up and running, the rest of the complex, that will include offices, retail stores, a leisure centre, almost 90 apartments, and 225 car parking spaces, is said to be unveiled shortly.
The centre will consist of three seven and eight storey glazed blocks and will see the development of a new streetscape will link Pembroke and Shelbourne roads, transforming this area into the city’s latest dining and shopping destination.
Formerly owned by the Pratt family Avoca was sold to the US catering group Aramark last year for an estimated €64 million.
The luxury retail business is said to have agreed a rent of approximately €250,000 per year for the 8,000sq ft food hall, while Dylan McGrath’s new venture will operate from a 4,500sq ft space, in a separate building, with a reported rent in excess of €50/sq ft.
There is said to be much interest in the retail outlets, which are aimed at premium retailers and could include a mix of fashion boutiques, jewellers, hair and beauty salons, or additional food outlets.
